St James's offices

We own around half of the buildings in St James's and the portfolio is currently the focus of a £500 million investment plan.

As well as being a prime retail and residential destination, St James's has a significant and distinct offer within the office market in London's West End. The area is home to some of the world's leading hedge funds and financial institutions, oil and natural resource companies, which are attracted by the area's central location, excellent transport infrastructure and high quality office space.

We are five years into our £500 million St James's investment programme, and it is already delivering significant improvements to the established office offer, in line with our architecture and conservation strategies.

The £100 million One Eagle Place development was the first to be delivered as part of the investment programme. The office component of the scheme includes six floors, each of which were quickly let, with tenants including Virgin Money and Haymarket Financial.

Our landmark scheme to redevelop St James’s Market is nearing completion. The redevelopment is our most ambitious scheme to date, a £400 million, joint venture with Oxford Properties Group, and is set to provide 210,000 ft2 of offices.

We have exchanged on an agreement with the Carlyle Group that will see the private equity firm relocate from Mayfair’s Berkeley Square to St James’s Market. Carlyle’s decision was underpinned by the quality of construction and finish, the location and the excellent amenities that are being delivered.
